Considering Buying an Apartment in Warsaw or the Surrounding Areas?

Purchasing an apartment in Poland can be done in two ways:

  1. You search for and view apartments yourself.
  2. You hire an agent or agency for this purpose.

Let’s move directly to point 2, i.e., hiring an agent or agency.

So, you want to acquire a certain property with specific parameters, but you don’t have the time to search for and view all the properties and have decided to enter into an agreement with an agency.

Cooperation proceeds in the following order:

You state the requirements for the property you want to acquire, and within 1-3 days, we study the market to see if we can find a property that meets your wishes. Then, we sign a service agreement for finding an apartment. We value your time and our own, so this service is provided only under an EXCLUSIVE AGREEMENT.

The minimum term for which such an agreement can be concluded is 1 month. The main condition of such cooperation is that during the agreed period, you cooperate only with our agency.

What you gain as a result of cooperation

This is a comprehensive service that includes the following options:

  • Selection of apartment options based on an information card filled out according to your wishes. The information card includes the apartment’s location on a map, price parameters, building type, area and list of rooms, condition (new or resale, with or without renovation, quality of renovation), condition of utilities;
  • Photo and video reports on the actual condition of the apartments you have selected, prepared by our agent. Here you will receive information about problem areas of the selected properties, the condition of the staircase and building, the courtyard, and the surrounding area. Thanks to this report, you will be able to see not only the advantages of the property presented by the seller but also the disadvantages;
  • 1 full technical report on the property selected for purchase. This report will provide information on the conformity of room sizes and their suitability for their intended purpose, the condition of electrical, plumbing, and other utilities, window inspection with a thermal imager, and a fairly accurate estimate of the cost of upcoming repairs, as well as recommendations on what work is needed and whether it is worth doing;
    Conducting negotiations with the seller based on identified defects and the actual conformity of the stated price to the market situation;
  • Verification of apartment documents (verification of the owner, presence of encumbrances on the apartment, whether the land is settled, whether a foreigner can buy the property, whether all documents are ready for sale, and if not, how long it will take to process them);
  • Preparation and signing of a preliminary agreement with the seller;
  • Accompanying the buyer to the bank and other organizations;
  • Selection of a notary and preparation of documents for the main transaction.

The cost of services under this agreement is 2-2.5% gross of the property value.
